    d. YouTube video, virtual tour, professional photography, mapping and contact information.
    e. Professional signage plus inclusion in all other listing brochure boxes around Palm Springs area.
    f. Full page color advertising in Lifestyle Properties Magazine and others.
    g. Due Diligence Package for immediate distribution to interested Buyers.
    h. On-Line/Digital Advertising Program.

    a. Initial introduction to Palm Springs Realtors at weekly meeting on the 1st Wednesday after entering into MLS.
    b. Broker Tour event for area top agents.
    c. Email blast to over 2000 local area agents.
    d. Broker will provide consistent networking opportunities to targeted Buyers and Agents.
    e. Include the 17,000+ Compass Real Estate professional Realtors in all marketing & communications for nationwide exposure.
    f. Social Networking program to selected Facebook users, Twitter, Instagram, etc.
    g. Automatic uploads to 3rd-party websites (see partial list Exhibit “A”.)
    h. New Listing Communication to our extensive "interested buyer" list (over 2500) including prominent individuals in the Palm Springs desert area community.
    i. Inclusion in www.PalmSpringsFinestHomes.com, our exclusive website of over 20 years in Palm Springs.
    j. Public Open House event if acceptable to Seller and allowed by State Protocols.

    a. All inquiries, whether phone, text or email go to the Broker directly.
    b. Buyers will be pre-qualified as to ability and motivation prior to showing.
    c. All showings will be handled by Broker or by Listing Manager/Marketing Director , Brad White or Associate Kyle Gilligan.
    d. The home will be properly prepared and the benefits of the home will clearly demonstrated to the Buyer.
    e. Our small team of professionals will become personally knowledgeable about your home and convey its best features to all Realtors and potential buyers.
    f. Broker will always promote your home with complete & authentic enthusiasm.
    g. Showings will be followed up timely and effectively.

    a. All advertising plans are shared with Seller prior to submission.
    b. Showing appointments will be by appointment only with adequate notice to Seller.
    c. All showings will be followed up with accurate feedback to Seller.
    d. Broker will keep Seller updated on all market trends and activity as it relates to the subject property.

    a. Broker utilizes 43+ years of experience, in over 3750 closed escrows, to guide Seller on all offers, analysis and responses.
    b. All contracts are to be fully reviewed and verified prior to presentation to Seller.
    c. Any Counter Offer is to be presented with confidence and backed up by supporting data.
    d. Broker and Associates will always work in Seller’s best interest.

    a. Broker employs a full-time Transaction Coordinator for constant management of Escrow, Title, Loan Officers and any other integral parties on all ongoing processes toward successful closing.
    b. All Buyer contract requirements and milestones are diligently followed up by Broker.
    c. Broker interfaces with Escrow, Lender and Appraiser (if applicable), Inspectors and Vendors.
    d. All Inspection issues shall be managed by Broker.
    e. Seller is continually kept informed of Escrow Process and any issues which may affect Seller.
